Our Construction Management Services

As Construction Manager we are responsible for representing the customer’s interests as the Owner’s Agent or At Risk. We provide preconstruction estimating, scheduling, and constructability review services during the design. We then oversee the entire construction phase and work with everyone involved to deliver the project with our project management and field staffs. We have ample confidence in our ability to collaborate with engineers, architects, and other parties working on any given project. 

When challenges arise, we step up to the plate and promptly address those issues with the appropriate solutions.  In addition to building the project, we must ensure compliance with legal regulations, building codes, safety standards, and all other relevant criteria.

Construction Manager Responsibilities

At Jos. Schmitt Construction, we oversee and coordinate every aspect of the construction process, from the planning stage to completion. We make sure that every project is completed on time, within budget, and to the highest quality standards. Below are some specific tasks that our construction management team handles:  

  • Project Planning: This consists of collaborating with architects, engineers, and other stakeholders to create project plans, discuss budgets, and address resource allocation.   
  • Resource Management:  We are responsible for effectively overseeing human and material resources. This involves hiring and supervising subcontractors and laborers, as well as procuring materials and equipment needed for the project.   
  • Budgeting and Cost Control:  We must develop and manage project budgets, track expenses, and identify areas where costs can be minimized to ensure the project remains within budget.
  • Scheduling: They create and maintain project schedules, ensuring that tasks are completed promptly and that the overall project timeline is adhered to.
  • Quality Control:  We oversee the quality of workmanship and materials used on the project, ensuring that it meets or exceeds the specified quality standards.
  • Safety Management:  We are responsible for implementing and enforcing safety protocols to ensure a safe working environment for all workers on the construction site.

Additional Responsibilities

  • Communication:  We serve as the main point of contact between project stakeholders, including clients, architects, engineers, subcontractors, and regulatory agencies. Effective communication is crucial for keeping all parties informed of project progress, changes, and challenges.
  • Risk Management:  We identify potential risks to the project and develop strategies to mitigate them, such as securing insurance coverage or implementing contingency plans. 
  • Documentation:  We maintain accurate records of project activities, including contracts, permits, change orders, and progress reports.
